The rules changed

Why earn less, from a tenancy you can’t simply end?

The Renters' Rights Act is now in force. We're not here to scare you — these are simply the facts of the new regime.

Section 21 is gone

No-fault eviction has been abolished. Recovering your property now means evidencing grounds under Section 8.

Tenancies no longer end

Fixed terms have been replaced by open-ended periodic tenancies. There is no longer a date your property simply comes back to you.

Serviced stays sit outside it

Guest accommodation isn't an assured tenancy. Your property is managed under a commercial agreement with us — not let to a tenant with security of tenure.

The questions you should be asking.

Is my income guaranteed?
No — and be careful with anyone who says yes. Guaranteed-rent operators either price the guarantee heavily into their margin or take risks with your property to cover it. Your income is a share of real bookings: some months will beat others. What we offer instead is a data-led estimate up front, honest monthly statements, and a model where we lose money the moment we stop filling your calendar.
Do I lose control of my property?
The opposite — that's rather the point. There's no tenant with security of tenure and no open-ended tenancy. Your property is operated under a management agreement: you remain the owner, you can inspect it, and the exit terms are clear and short. Compare that with the new tenancy regime, where there is no longer a date your property simply comes back to you.
Who stays in my property?
A large share of our guests are working professionals — engineers, contractors and project teams placed through our CrewLodge business channel, often booked by their employer and invoiced. The remainder are vetted guests via Airbnb and Booking.com, where our ratings depend on hosting the right people well. Every booking is vetted; house rules are enforced.
What does it cost to get started?
Getting the property guest-ready is your investment: furnishing, bedding, towels and any compliance work, fitted out to the spec we give you. We don't charge setup fees and we don't sell furniture packages — we tell you exactly what's needed in the estimate conversation, you source it, and we make our money the same way you do: from bookings.
Who does what, day to day?
Once you're set up, the everyday running is entirely ours — turnovers, cleaning and changeovers between stays, guest communication, maintenance coordination. You supply and own everything in the property — furniture, bedding, towels, linen — and we keep it earning and looked after. Exact responsibilities are written plainly into the management agreement, so there are no surprises after signature.
Will you take on any property?
No. There's an application process, and we say no more often than yes — a property has to work for guests, for you and for our standards, or it damages all three. If yours isn't right for this, we'll tell you straight and tell you why.
